What are the starting prices for One Bedroom floor plans?

What are the credit qualifications, and acceptable proof of income to sign a lease?
  • The combined gross household income must be at least 3 times the monthly rent, with valid proof of income required. Income will be validated by a third-party system called Snappt. All residents must demonstrate a monthly income in compliance with our application. Accepted documentation includes pay stubs, W-2 forms for self-employed individuals, company offer letters, or bank statements showing deposits.

  • For credit qualifications, we evaluate overall credit history, score, and background screening. We encourage everyone to apply. The criminal background screening is run by a 3rd party company and is in compliance with all Fair Housing Requirements. Please contact our leasing team for more detailed information.
What are your application and administrative charges?
  • Application Fee: $85

  • Administration Fee: $350

  • Deposit: Traditional Cash Deposits Available. Handled by Jetty — Jetty offers either a monthly fee or a one-time payment option, which is generally significantly more affordable than a traditional security deposit.
What happens if I qualify for an apartment, but my roommate does not?
Your roommate won't be approved to lease or live onsite, so their application can't move forward. However, you can still proceed with your own application and potentially secure the apartment independently.
Is LEO at The Sanctuary a pet-friendly community?
LEO at The Sanctuary is a pet-friendly community. We allow a maximum of two pets per apartment, subject to a pet fee and monthly pet rent. Please note that certain breed restrictions apply.
What will be the amount of security deposit?
The security deposit will be determined based on the results of the background screening.
If I get a job transfer, can I break the lease?
You would have to provide 60 days' written notice, pay termination fee, and pay back any concessions given.
Can I change to a month-to-month lease plan after my first year?
The lease will automatically default into a month-to-month lease after completion, unless you renew or give a 60-day written notice. A month-to-month fee will apply.
Do you accept leases for short terms?
We do offer leases over 7 months, subject to change.
Am I required to have renters’ insurance?
All residents are required to maintain a minimum level of liability insurance coverage.
What is the occupancy limit?
One Bedroom: Maximum of 3 people, Two Bedroom: Maximum of 5 people, Three Bedroom: Maximum of 6 people.
Do you offer furnished apartments?
Currently, we only offer non-furnished apartments. However, this gives you as a resident the wonderful opportunity to personalize and create their own space.
When is my rent payment due?
Your rent payment is due on the 1st of the month, including holidays and weekends.
There is a person who might be staying with me for a while, is that permitted by the lease?
Yes, however, only with the limit of 7 consecutive days. Anyone staying over seven consecutive days would need to apply and be added to the lease as a resident.
Do you have reserved parking?
Our parking is open and available for residents only. Additionally, garages are available for an extra fee for those who prefer covered parking options.
Do you have a motorcycle designed parking?
In designated motorcycle parking spaces.
Does the property have a swimming pool?
Our property has a resort-style pool with lounge chairs, a cabana, and grills for outdoor cooking.
What measures does the community take to foster a healthy, smoke-free living atmosphere?
Our community maintains a strict no-smoking policy to promote a healthy, fresh environment.
Will you accept my delivery packages for me?
Our community accepts packages. Depending on the carrier, your packages will be delivered to your mailbox or front door.
